Generally speaking, Short Sales take a long time to purchase (3 weeks to 6 months from the time you submit your offer) and are in varying states of repair.

If you are interested in Short Sale Properties, it is very
important for you to understand the process (it will drive
you nutty if you don't!).  I wrote an article for Realtor.com
a while back explaining How Short Sales Work from the
Buyer's Perspective
and this is absolutely required reading
if you are going to go this route.



Foreclosures can close quickly (within 30-45 days), but are usually in need of cosmetic work (at the very least).










Better deals can usually be had if a road is not paved - also, agricultural and horse-lovers tend to prefer unpaved roads.





Hernando Beach South and Hernando Beach Central
have indirect access to the Gulf of Mexico via
spring-fed freshwater canals that take you through a
boat-lift into the saltwater canals of the Gulf.  The
boat-lift can handle up to a 24' vessel according to the
Hernando Beach South Property Owners Association.

Hernando Beach South is a Deed Restricted Community.

Hernando Beach North has Direct Access via saltwater
canals with no boat-lift necessary.

Hudson Beach (in Pasco County) also has Direct Access
via saltwater canals with no boat-lift necessary.

If you have a boat (or are planning on getting a boat)
larger than 24', you should concentrate your search in
Hernando Beach North or Hudson Beach.

Lender Notice

We must be able to speak with your lender in order to
secure a pre-approval letter for your loan.

This letter should be in your agent's file prior to
viewing properties.

It can take up to 2 weeks to get a pre-approval letter
from a lender, and the last thing you want is to find the
perfect house and miss out on it because you weren't
prepared and someone else beat you to it.
